ELECTRICAL COC

This certificate covers the electrical installation from the mains supply entry point to the consumption point (plug socket or fixed appliance connection).

It excludes fixed or free-standing appliances, focusing only on their connection to the installation. Fixed appliances include stoves, geysers, pumps, air conditioning units, and more.

The regulation emphasises the correctness and safety of the electrical installation, ensuring all components are in working order.
 

Inspection Includes:

  • Main boards: connections, cable sizes, circuit breakers, labelling, and earth leakage operation.

  • Plugs and switches: functionality, wiring, security, and proper bonding/earthing.

  • Fixed appliances and exposed metal lights: correct earthing.

  • Connection of fixed appliances: by approved methods based on appliance type and current draw.

  • Insulation, PSC, loop, and voltage tests.

  • Correct wiring standards: rated, colour-coded, and type-appropriate for application.

  • Lighting: each room must have at least one working light, suitable for the room type, with enclosed fittings in bathrooms.

  • Electrical points must not be in illegal positions (e.g., near showers or baths).

  • All installation devices must be correctly rated, installed, and approved.

  • Temporary installations must comply with regulations as if they were permanent.

ELECTRIC FENCE COC SUMMARY

A Certificate of Conformity will be issued for electric fence installations that comply with SANS Regulations (SANS 10222-3:2011).

Inspection Aspects Include:

  • Minimum wall height of 1.5 metres for private property.

  • Upright brackets: no height restriction.

  • Angled brackets: max 45 degrees, installed inside boundary wall.

  • Brackets spaced 3m apart.

  • Earth spikes every 30 metres.

  • Lightning protection with 3 additional earth spikes.

  • HT cable in conduit with junction boxes.

  • Energiser at correct installation height.

  • Yellow warning signs (100 x 200 cm) at intervals not exceeding 10 metres along public roads/pathways, plus at all gates/access points.

  • Electrified gates must be shock-free when opening/closing.

  • Brackets must not angle into a neighbour's property without consent.

  • Installation must prevent electrical hazards or entanglement to persons or animals.

  • Barbed or razor wire must not be electrified.

Important Information Regarding Payment Options:

Should the premises meet the necessary standards, we will issue the Certificates of Compliance (CoCs) at no additional cost. If the premises do not meet the standards, we will provide a quotation for repairs.

If you accept the quotation, your transferring attorney can issue us with a 'letter of undertaking.' This is a standard procedure, and all that is required from you or your selling agent is to forward the quotation to your attorney. We will then receive payment from your attorney on the day of transfer, directly from the proceeds of the sale.
Payment can also be made on a Cash on Delivery (COD) basis.
